How far is the house from Inverness centre?
We are a 5 minutes walk from Inverness city centre along the riverside
How far is the house from the Bus and train stations?
We are less than 10 minutes from the bus and train stations.
How far is the house from the Airport?
We are around 8 miles/15kms west of the airport. It takes 20 minutes by car/taxi or 30 minutes on a bus into the city centre and then a 10 minute walk. Click here for the airport bus timetable.
We won’t have a car, is this a problem?
There are plenty of trips available at the Tourist Office by bus to Loch Ness and elsewhere in the area. We are close by to the bus and train stations for trips further afield
Do you have parking?
We have parking available right outside the house. On arrival you are given a permit which allows you to park in the street for free for the duration of your stay.

Do you have ensuite rooms?
We have five rooms for letting and 2 of these are ensuite and 1 has private facilities. Click here to read about our rooms
Will my room have a river view?
3 out of the 5 rooms have river views. These are Rooms 2, 3 and 5. Click here to read about our rooms
We are traveling with a child or young teenager; do you have a family room?
Yes – Room 5 has a double and a single bed and is also ensuite.
Do you accept babies/toddlers?
Yes – babies and toddlers are most welcome but we don’t have cots in the bedrooms or a high chair in the dining room
Do you have Internet access in the house?
Yes - There is free Internet Access (WiFi) available in all bedrooms. You will need your own laptop computer as there is not a computer here for public use.
Do you allow smoking?
No – smoking is strictly forbidden anywhere inside the house. All B&B’s, hotels, pubs and restaurants in Scotland are now non-smoking.
Do you allow pets?
No
Do you have disabled access?
The house was built in 1860 and has quite steep stairs. We don’t think we are suitable for disabled access, sorry.
I'm not very good on stairs; can we have a ground floor room?
All our guest rooms are on the first and second floors. The stairs are quite steep so we may not be suitable for you. Feel free to get in touch if in doubt.
When can we check in?
Between 4 and 9pm. We are often unavailable in the afternoons and we do not have a permanently staffed reception desk as you would find a larger hotel. If you need to arrive earlier or later than these times please get in touch and we will accommodate you whenever possible.
What time do we have to arrive by?
By 9pm. If you get delayed a phone call is always appreciated
When is check-out time?
10.00am but you are more than welcome to leave your luggage here and pick it up later in the day
What time do you lock up at night?
You get your own front door key so you just come and go as you want. Please try to keep noise to a minimum after 10.30pm.
Food
Do you do a full Scottish Breakfast?
Yes – Each morning we offer you a full cooked breakfast. There is also fresh fruit, yogurts, fruit juices and cereals to start.
Do you do vegetarian and vegan, breakfasts?
Yes – email us with your dietary requirements. All our vegetarian food is cooked well away from any meat products and we always have soya products available for vegans
Do you do cater for wheat and gluten free diets?
Yes – we always have products available for these types of diets, please advise us before you arrive.
When are breakfast orders required?
We don't ask guests for breakfast selections the night before. Everything is cooked to order in the morning.
What time is breakfast served?
We serve breakfast in the dining room between 8 and 8.45am. If you require an early breakfast we can offer you: Fruit salad/cereal and a flask of milk in your room or a takeaway breakfast.
Do you do evening meals?
No – There are at least 10 places to eat with in a 10 minute of the house. Please have a look at the local restaurant guide in our Links page.
Booking + Other Questions
Do you accept Credit/Debit Cards?
Yes – but not AMEX . We prefer payment in cash but do not charge you for using a card.
Do you need a deposit and what is your cancellation policy?
We take card details for a firm booking. This is acts as a guarantee for us. We need 48 hours notice in the event of a cancellation or a fee may apply if we cannot re-let the room.
We are trying to book flights; can you hold rooms for us?
Yes, we can do that for you. Please contact us and we will make a temporary booking for you. We can normally hold rooms for a week or so whilst you firm up travel arrangements
Do I need to confirm my booking nearer the time?
It is not necessary as long as you have received a booking confirmation email or letter. However if you would like to check for your own peace of mind before starting your holiday, please feel free to contact us.
